Zakopane is the only Polish mountain destination with genuine national brand recognition and two full seasons. It is also the most expensive place in the Polish mountains to buy land, and the market where the gap between a good property and an average one is widest.
Two seasons, two different guests
Winter brings skiers and weekend visitors; summer brings families walking in the Tatras. The two groups want different room configurations, different catering and stay for different lengths of time, and few properties genuinely serve both well.
Ask for results split by half-year. A property that earns in both is bought on its full-year result; one where a strong winter subsidises a weak summer is bought on the winter alone, with the summer treated as cost.
Land value can exceed business value
Plot prices in and around the town are the highest in the Polish mountains. In a number of cases the land is worth more than the business operated on it, which changes the entire valuation approach.
A buyer should run both calculations — capitalised earnings and the value of the site under the local plan — and understand which one is driving the asking price. Sellers who have only run the first are often surprised by the answer.

Building documentation for extensions, which in this market frequently grew in stages; the boundary between residential and commercial parts of the property; and the local plan, because plans to add capacity are common and rarely as straightforward as assumed.

Is the competition a problem?
It is the defining feature of the market. Supply is large and varied, so a property without a clear reason to be chosen competes on price alone — which in Zakopane is a losing position given the cost base.
How reliable is the winter season?
More reliable than in the lower Beskids, but warm winters are a real risk that buyers price in. Snowmaking capacity at the nearby ski areas is a legitimate part of the analysis, not a detail.
