Hotels for sale in Gdańsk

Gdańsk is the only Polish market that gives you a genuine city hotel and a beach resort in the same metropolitan area. That duality is its main attraction for a foreign buyer — and the main thing to verify, because most individual properties serve one side, not both.

Three cities, three different businesses

Gdańsk trades on the Main Town, the Motława waterfront, the port economy and a conference base that includes AmberExpo. Sopot next door trades on a short, premium summer. Gdynia trades on shipping and business travel. A property's position within the Tricity therefore sets its risk profile more firmly than its standard does.

When a seller presents a blended annual figure, establish which of the three businesses the property is actually in. A Main Town asset and a beachfront one with identical yearly revenue are not comparable investments.

The airport is what keeps the shoulder months alive

Gdańsk's Lech Wałęsa Airport carries direct connections to Scandinavian, British, German and Irish cities, and it is the reason the city has meaningful foreign leisure demand outside the Polish holiday calendar. Take that away and the season looks like the rest of the coast.

It also means guest origin is worth examining in detail. A property built around one source market — and Scandinavian or British weekend traffic is easy to build around — carries a concentration risk that aggregate occupancy hides entirely.

Two regimes: conservation and the coast

In the Main Town, the scope of conservation protection and the restrictions on vehicle access; near the water, the coastal protection regime and what it permits. Both are matters of public record and both belong before an offer rather than in the middle of due diligence.

Parking deserves separate attention. The historic core has very little of it, and for a property serving drive-in domestic guests a contracted arrangement nearby is worth more than an extra category star.

Group business decides November

Conferences, corporate events and the maritime and offshore sector fill the months when tourism does not. The contracts behind that business are the difference between a full November and a half-empty one.

Ask whether they are transferable, how concentrated they are and how far ahead the calendar runs. In this market that base, not the summer, is what a buyer is really paying for.
