Świnoujście has its centre on Usedom, the island it shares with Germany, and that single fact shapes its hotel market more than anything else. It carries the highest share of German guests on the Polish coast, which lengthens the season and changes the competitive set.
A cross-border guest base
The town occupies the eastern end of Usedom — the municipality also takes in part of Wolin and dozens of smaller islands — which brings a steady flow of German visitors — including outside the Polish holiday calendar. That is why the shoulder season here is stronger than in comparable resorts further east.
It also introduces a dependency worth measuring: exchange rates, German holiday patterns and competition from the German side of the island all affect demand in ways that a purely domestic resort does not experience.
Spa status and the wellness base
The town holds statutory spa status, with the protective zones and the treatment-based demand that come with it. Wellness facilities are consequently common, and a buyer is paying for the plant behind them as much as for the rooms.
As with any property that has wet leisure facilities, the water treatment, ventilation and heating plant is what fails expensively and cannot be repaired without closing that part of the house. A technical inspection of pools and treatment installations is not optional here.

Finally, access. Until 2023 the only road link towards the rest of Poland ran across water — the connections west into Germany, by road and by rail across Usedom, have been there throughout. The tunnel under the Świna, opened in June 2023, now carries traffic to Wolin in a few minutes, and the mainland lies some forty kilometres beyond it. That has changed both the staffing catchment and supply logistics — verify how the property actually works today rather than assuming the old constraint.
