Why this site is mostly in Polish
Our sellers are Polish owners of hotels, guesthouses and resorts, and the detailed part of this site is written for them: two hundred pages covering local markets, valuation mechanics and the transaction process.
These English pages are for the other side of the table. They cover what a foreign investor actually needs before making a decision: how the market is structured region by region, how properties are valued here, and what differs in a Polish transaction from the one you may be used to.
Three things worth knowing first
Poland has no public register of hotel transaction prices, so valuations rest on each property's own documented results rather than on comparable sales. A property without three years of clean figures is not valued cautiously — it is valued on the worst plausible assumption.
Employees transfer to the buyer automatically when a business is taken over, with statutory information deadlines that cannot be compressed. And a large share of commercial land is held under perpetual usufruct rather than outright ownership, which affects both financing and price.
