Two of our properties are described openly on this site. Everything else — operating hotels with staff, guests and trading history — is handled discreetly, because owners will not risk their team learning about a sale from a website.

Why the good properties are not advertised

A hotel is not an empty office building. The moment a sale becomes public knowledge, key staff start looking elsewhere, suppliers renegotiate terms and corporate clients hold off booking for the following season. Owners understand this, which is why the better properties change hands before anyone publishes a listing.

The practical consequence for a buyer is simple: browsing Polish property portals will show you what has been circulating for months, not what is genuinely worth buying. Access to the rest runs through people who talk to owners directly.

How our process works

We buy as principal, not as an agent — and have done for years, which is the whole basis of how we work. When an owner approaches us, we assess whether the property fits our portfolio and, if it does, we make an offer, typically within seven days of receiving the documentation. No third-party investor is involved at that stage.

When a property does not fit us — wrong scale, wrong region, wrong business model — we look for a buyer among the investors we already work with. That contact base comes from years of buying property on our own account, not from a mailing list, and every introduction starts with a confidentiality agreement.

  • Register your criteria: budget, region, property type, size and whether you intend to operate or lease.
  • We come to you only when a property genuinely matches. We do not forward everything that crosses our desk.
  • Operating data is released after an NDA is signed, in stages rather than all at once.
  • Full legal, technical and tax due diligence remains yours; our role is to make it possible to complete in weeks rather than months.

What a foreign buyer should know before the first viewing

Two questions decide most Polish hotel transactions, and both are answerable before anyone travels. The first is the structure: are you buying a property, a company or a going concern? Each has different tax consequences and different implications for existing contracts and employees.

The second is the legal status of the land: ownership or perpetual usufruct, access to a public road, and whether utilities run within the plot boundaries. In a country where many tourist properties grew organically over decades, these are the issues that stall transactions — far more often than price.

Currency, financing and the practical timetable

Prices are quoted in Polish złoty. Financing from a Polish bank is available to foreign investors, though the process adds months and requires a valuation by a valuer on the bank's own panel. Buyers using their own funds typically complete far faster.

For a property with clean title and complete documentation, expect several weeks for due diligence and a few more for contract negotiation and the notarial deed. Where the legal position needs tidying up first, that work alone can take longer than everything that follows it.

Frequently asked questions

Can a foreign investor buy a hotel in Poland?

Yes, but the formalities depend on your nationality and structure. Acquisition of real estate by foreigners is in principle subject to a permit from the Polish Ministry of the Interior and Administration. For citizens and companies of the European Economic Area and Switzerland the exemption is now complete, including agricultural and forest land. Buyers from outside that group — which since Brexit includes the United Kingdom — generally need a permit. It also reaches share deals: acquiring shares in a Polish company that owns real estate requires a permit where the company becomes, or remains, controlled by foreigners, so the share route does not avoid it. Separately, agricultural and forest plots, which resort and lakeside properties often include, fall under their own regime with a state pre-emption right that applies regardless of nationality. Confirm your position with a Polish lawyer before committing to a timetable.

Do you charge buyers a commission?

Where we sell a property from our own portfolio, we are a party to the transaction rather than an agent. Where we introduce a property held by a third party, the terms of our remuneration are agreed in writing before any work begins. Either way, nothing is charged for an initial conversation.

In what language is the documentation?

Land registers, local plans and administrative decisions are in Polish, and the notarial deed is executed in Polish. Sworn translations are routine and, where a party does not speak Polish, a sworn interpreter attends the signing.
