Szklarska Poręba lies at the western end of the Karkonosze and trades at a discount to Karpacz, 25 kilometres east. The discount is real; the usual explanation for it — that this is the weaker, more weather-dependent resort — does not survive a look at the lift-served terrain.
Szrenica is the highest skiing in the range
Szrenica reaches 1,362 metres and carries the highest lift-served skiing in the Polish Karkonosze — its top station sits above the one on the Karpacz side, and the ski area is the larger of the two. Karpacz has the more famous mountain in Śnieżka, at 1,603 metres the highest point of the range, but Śnieżka carries no lifts.
A few kilometres up the valley, Jakuszyce is the country's most established cross-country skiing centre and hosts the Bieg Piastów, which fills accommodation across the town on specific weekends every winter. Ask whether the property benefits from those dates or merely watches them pass.
A genuine summer, not a consolation season
Hiking to the Kamieńczyk waterfall and into the Karkonosze National Park, cycling, and the road over the Jakuszyce pass into the Czech Republic carry the summer half of the year. Unlike many Polish ski towns, this one does not empty in July.
That balance is the real argument for the market: a property here can be positioned for both halves of the year without pretending. Verify it in the monthly breakdown rather than in the description — the claim that a house works year-round is the most common overstatement locally.
Insulation, extensions and the seasonal split
Much of the stock is older, built for a different standard of insulation, and heating it through a Karkonosze winter is expensive. Three years of consumption in kWh and cubic metres is the document that settles the argument about how much modernisation the buyer should reserve for.

What the discount to Karpacz actually reflects
Karpacz has more wellness capacity, a stronger destination brand and Śnieżka on its doorstep. Szklarska has the higher lift-served terrain and a broader summer. Prices reflect the first set of facts more than the second, which is where the value question sits.
It is also the classic liquidity trade-off: fewer comparable transactions mean a slower exit, so your own documented results carry more of the weight in a negotiation than they would in Zakopane or on the coast.
