Ask for the split between short and long stays. A house organised around week-long bookings but filling gaps with one-nighters carries the cost of both models and the margin of neither.
Wind, water sports and the shoulder weeks
Conditions on the bay side support windsurfing and kitesurfing, which extend the season at both ends and bring a guest who books around the weather rather than the calendar. Properties with equipment storage and drying facilities capture that demand; others watch it pass.
It is one of the few genuine ways to lengthen the season on this stretch of coast, and it shows up clearly in May and September occupancy.
Building documentation is the recurring problem
Much of the local stock grew in stages, adding floors and wings as demand allowed. The paperwork frequently did not keep pace, and unregistered extensions are what stalls transactions here, because legalising one takes months and the buyer's bank will not lend against it until it is done.
Verify the as-built documentation and the occupancy permits for every stage of construction before the price is agreed. A bank will not finance what cannot be documented.
