Hotels for sale in Ustroń
Ustroń is one of only two statutory spa towns in the Silesian voivodeship, and the only one sitting in the mountains an hour and a quarter from the Katowice metropolis and its 2.1 million residents. That combination — regulated spa demand plus a large weekend catchment — does not repeat anywhere else in Poland.
Two demand streams that do not overlap
Treatment and rehabilitation stays run through the year, are largely weather-proof and follow a schedule. Weekend leisure from the conurbation is short, weather-sensitive and books late. A property serving both fills a calendar that neither alone would fill.
Ask for the split in revenue rather than in room nights. The two streams pay very differently, and a house that looks busy on contracted stays can earn less than a smaller one selling weekends directly.
The sanatorium stock on Zawodzie
The treatment district holds a concentration of purpose-built sanatorium buildings from an earlier era — large, distinctive and expensive to maintain. Several have been modernised; others carry years of deferred capital expenditure in the roof, the glazing and the heating.
For a buyer these are a category of their own: the building volume offers possibilities new construction cannot, and the running costs are ones new construction does not generate. Energy consumption over three years is the document that settles the question.
What the spa statute permits
Statutory status brings protection zones that restrict construction and permitted activity. Any repositioning plan should be tested against the municipal spa statute and the local plan before it becomes a cost model — and the statute, not only the plan, is the binding document.
The same status underpins the treatment demand, so the constraint and the advantage are two sides of one fact.
Czantoria, Równica and the summer
The lift-served terrain and the walking routes above the town carry a summer and shoulder-season business that most spa towns lack. It is modest against the treatment base but genuine, and it fills weekends that would otherwise be quiet.
Properties that have built an offer around it — packages, equipment storage, transfers — show it in May and September occupancy. Verify there rather than in the description.

Frequently asked questions
How does it compare with Krynica?
Similar mechanics — statutory status plus a ski area — but a far larger weekend catchment and a shorter drive from a major airport. Entry prices reflect that, and so does the depth of the buyer pool.
Are the large sanatorium buildings worth buying?
They can be, where the location cannot be recreated and the local plan would not permit anything comparable today. The arithmetic starts from the cost of bringing the building into use, not from the asking price per square metre.
