Ustka is a statutory spa town that never stopped being a fishing port, and the two functions sit side by side. For a buyer it means treatment-based demand at prices well below Kołobrzeg, in a town that is genuinely smaller.

Spa status without spa prices

The town holds statutory spa status, with the protection zones and the treatment-based demand that come with it. That gives the same structural advantage as Kołobrzeg — stays that run through spring and autumn and do not depend on the weather — at an entry price set by the smaller scale rather than by the comparable demand.

The trade-off is scale. Ustka has a fraction of the treatment capacity of Kołobrzeg, fewer large operators and a smaller pool of buyers when you come to sell. The discount is real and so is the reason for it.

The harbour is not decoration

The fishing fleet still works, the harbour channel splits the town in two and the swing footbridge across it shapes how guests move between the eastern and western sides. Which bank a property sits on affects walking distance to the beach, to the promenade and to the treatment facilities.

It also affects the character of the guest. The eastern side is the older spa quarter; the western has more of the seasonal accommodation. Two properties two hundred metres apart can serve completely different demand.

Treatment records and the shoulder season

As in every spa town, start with the equipment documentation, servicing history and staff qualifications for the treatment areas. Deficiencies there can close part of the offering immediately after completion and are invisible on a walk-through.

Then ask for occupancy in April, May, September and October separately. That is where spa status either shows up in the numbers or turns out to be a description rather than a business.

Słupsk supplies the staff

Słupsk, a town of around eighty-five thousand, sits twenty kilometres inland, which makes recruitment easier than in the smaller resorts further east along this coast. For a property with a treatment wing and a kitchen, that is a genuine operational advantage.

It cuts the other way in winter: with a nearby city offering year-round work, seasonal staff have alternatives. Employee tenure is worth asking about early.
