Międzyzdroje is one of the best-known resorts on the Polish Baltic and one of the most heavily built up with condominium schemes. For a buyer of an operating hotel, that supply is the central fact of the market.
Competing with apartment stock
Large volumes of apartments sold to individual investors and let by operators compete for the same guest as a hotel, but with a completely different cost structure and no obligation to maintain a service standard.
A hotel here therefore needs a reason to be chosen that an apartment cannot replicate: catering, treatment facilities, grounds, service. A property competing on price alone against condominium stock loses, and the results show it.
A short, intense peak
The season is concentrated and the weather in July and August has a disproportionate effect on the annual result. Properties with spa facilities or group business hold up better in spring and autumn.
