The fixed cost base outside those weeks therefore matters as much as peak occupancy. Ask what the property costs to keep open in November and whether it stays open at all — closing can be the commercially correct answer.

Competition from apartments and camping

A large share of the local capacity is in apartments and holiday parks with a completely different cost structure and no obligation to maintain a service standard. A hotel competing on price alone against that supply loses.

What works instead is what an apartment cannot replicate: catering, indoor leisure facilities, grounds, service. Verify that the property's rate premium over local apartment supply is visible in the sales data, not just in the description.

Access and the water

The town sits between the sea and Lake Łebsko, and road access runs through a single corridor that congests in the peak weeks. That affects deliveries, staff commuting and how guests rate the arrival.

Properties with their own parking have a measurable advantage here, and it is one that cannot be bought later in a town hemmed in by the park boundary to the west and by coastal protection along the shore, where the local plan leaves very little developable land.
